  • Land Department purchase registration fee will always apply and is 4% of the sale value.
  • NOC Application fee. Fee varies so please check with the property developer for more information.
  • Mortgage registration fees (if applicable) are calculated at a rate of 0.25% of the registered loan amount and paid to the Dubai Land Department. Please check with your financial institution for more information.
  • Developers ask for their annual service charges to be paid in advance and purchasers should account for their pro rata share upfront.
  • Registration Trustee Fee. The fee in all Registration Trustee offices is Dh4,000 for transactions over Dh500,000 and Dh2,000 for those below this amount. Fees are payable in cash or credit card, paid by the parties as agreed.
  • Oqood Fee – is paid by the buyer of an off-plan property.

Documents Required for a Primary Market Transfer

  • Application Form.  Admin Fee (depends on Master Developer’s Fee)
  • Passport Copy of Seller & Buyer (with originals for verification)
  • CIS (Customer Information Sheet)
  • Installment Payment Receipts
  • Original Agreement of Sale, if applicable
  • Discharge of Mortgage Release Letter (if property is mortgage by Seller)
  • Loan Approval Letter and Loan offer (if property is going to be mortgaged by Buyer)
  • Fees payable to Dubai Land Department with Primary Transfers

By A Company

  • Certificate of Incorporation
  • Memorandum and Articles of Incorporation
  • Board Resolution Power of Attorney

By An Overseas Company

  • All of the above documents must be attested by UAE Embassy
  • DEWA (Dubai Electricity and Water Authority)
